New Retail + Vertical Construction Begins

Construction begins as new retailers join a walkable, community-centered community.

We’re excited to welcome new retail partners coming to Lulah Hills!

Joining Publix, AMC Theatres and Marshalls, EDENS is bringing in new retail partners including Design Within Reach, Herman Miller, Solidcore, Firepit Pizza Tavern, Honeysuckle Gelato, Les Mains Nail Bar and LaserAway.
Additionally, local favorite Refuge Coffee will open this spring in a former fuel station at North Druid Hills Road and Mistletoe Road.

The first wave of new retail will open in Q1 2027 and the first residential units will be delivered later in 2027.

“Lulah Hills (formerly North DeKalb Mall) is showing a workable path on a site of somewhat similar complexity.
DeKalb created the Market Square TAD and, through Decide DeKalb, approved a pay-as-you-go structure capped at up to $70 million over 15 years, which Decide DeKalb describes as the future value of roughly $35 million in eligible infrastructure and public-realm work.

Reimbursements come from actual increment after work is in the ground. It’s a conservative posture for taxpayers and legible to lenders because performance precedes payout and the public role is explicitly bounded.

The developer’s own words underline why this works. As EDENS’ Herbert Ames said, community stakeholders “knew what they wanted—a real place that was walkable, designed for connection.” And on execution: “We would not be here today if not for this partnership.” Clear public intent, then a framework that lets public and private roles meet in the middle.”
